Tips to make your home looks it’s best during the warm months

Without question, summer in New York State is a great time to sell!

From early spring all the way through August, the Rochester real estate market is booming. Known as a wonderful place to live, the Rochester region, in Western New York, has a lot to offer families. During this time of year, you’ll see new numerous open house events as properties come on the market. From our perspective, sometimes it feels like houses are flying off our shelves during this season. It’s an interesting and challenging time of year. And we relish the opportunity to help so many in our community.

When you find yourself in the market to sell

Sometimes we find summertime sellers end up with highly stressed schedules. Between parenting, work and the pressures of maintaining a home, trying to keep a house in tip-top shape “constantly” is a lot to ask. Being ready for showings at the drop of a hat can be stressful. So, before jumping in, we recommend looking at your home sale the same way you would look at a job or project.

#1 Ask Your Realtor for Advice

When preparing your home, we often visit and offer suggestions for making your property as attractive as possible. Summer in Rochester is beautiful season and we can help you make the most of your property. In some cases it may be easy to do these things yourself and others you may want to be in touch with a contractor. Some of those suggestions may include:

  • Colors around your home
  • Minor “Fixit” jobs
  • Flower baskets, potted plants
  • A little fresh paint

You can also ask us what NOT to do. Some maintenance, repair and upgrades may seem more important than others. Which also means you could spend a LOT of time and expense doing something that won’t pay off in the short term for your home sale. We will happily share our history & knowledge with clients.

#2 Maximize your time

Summers in the northeast are brief and your time during summer is valuable. To stay at your best for your family and your work you need down time. Many home sellers try to get everything done on the home when they’re not working. If you have a handful of home repair, this looks like you’re working every day. Are you going to do well at your job if you never take a day off? Probably not. Remember, selling your home is our job, at Sharon Quataert Realty. #3 Making the yard beautiful

Mowing, mulching, and pruning can turn an okay yard into marvelous! Hanging flower baskets or potted plants at the front door, patio and garden are a simple way to add color to the surroundings. Be sure to check with your local garden store to ensure the plants you select are best suited to your planned spot around the home. Some require full sun and other plantings prefer shade. Remember, if you have the expertise to make all that happen, wonderful. It will also take time. Decide where you want to spend yours. If you don’t have BOTH of those, this may be the year to hire a lawn crew.

#4 Our weather tends to be extreme

When it’s dry, it can become dusty. Even though Rochester natives know brown grass will “green” up again after a good rain, it’s still not attractive. If the weather has been dry, put your yard in the best light and keep it watered. A green lawn is much more attractive. In addition, your home’s siding can also become dusty. A power wash will help remove that layer and make your homestead more attractive. Remember as well to give the windows a thorough cleaning, inside and out. When prospective buyers arrive and your window shades are open, clean windows will help to brighten the indoors as well.

Rain can mean mud. Children and muddy shoes can go together. If you find yourself wrestling to keep your mud room clean, consider additional throw rugs that will take up the space and are easily laundered. It’s a simple and inexpensive step.

#5 Scheduling
