Selling In Summer

Tips to Make Your Home Look its Best During the Warm Months

Without question, summer in New York State is a great time to sell your home!

From early spring through August, the Rochester real estate market is booming. You’ll see numerous open house events as properties come on the market, and if priced correctly, those very same houses fly off the shelves. That’s a great position for home sellers to be in and we can help make sure that yours will sell quickly as well. See below for some hints on how to make this happen.

#1 Ask Your Realtor for Advice

Before listing your home, we will ask you to visit your home and offer suggestions for making your property as attractive as possible to buyers. In some cases, it may be easy to do these things yourself, for other projects you may want to rely on a contractor.

We will also advise you on what NOT to do. Some maintenance, repair, and upgrades are more important than others and we’ll try to guide you to the ones that will pay off during the sales process.

#2 Making your yard beautiful

Your home’s curb appeal is very important in the warmer months. Mowing, weeding, mulching, and pruning can turn an okay yard into a showplace. Hanging flower baskets or placing potted plants at the front door, patio and garden is a simple way to add color to the surroundings.  Weeding, mulching, and mowing show potential buyers that you care about the outside of your house and, quite often, they will assume that if you’ve taken care of this kind of regular maintenance that you’ve also taken care of the house’s regular maintenance.

#3 Our summer weather

When it’s dry, it can become dusty. Even though Rochester natives know brown grass will “green” up again after a good rain, it’s still not attractive. If the weather has been dry, put your yard in the best light by keeping it watered. A green lawn is much more attractive.

In addition, your home’s siding can also become dusty. A power wash will help remove that layer and make your home more attractive.

#4 Declutter. Depersonalize. Deep Clean

One of the best pieces of advice we can give is to declutter, depersonalize, and deep clean your home. This is important because you want prospective buyers to be able to picture themselves in the house. If you have too much of your “stuff” around, that may be difficult for some.

Remember to give the windows a thorough cleaning, inside and out. When prospective buyers arrive we will make sure your window shades are open and clean windows will help to brighten the indoors.
